What’s the difference between Photos and Professional Photos?
Photos are high-quality still images captured from the 3D virtual tour and are a cost-effective way to showcase your apartment. Professional Photos are taken by a photographer and offer superior lighting, clarity, and composition—ideal for premium listings or competitive markets.
What is a Virtual Tour?
A Virtual Tour is an immersive 3D walkthrough that lets renters explore your apartment as if they were there in person. It helps attract serious inquiries and reduces unnecessary showings.
Do you offer floor plans with measurements?
Yes. Floor plans are available with or without measurements. Both options provide a clear, easy-to-read layout so renters can understand the flow and scale of the space.
How are videos used?
Our cinematic walkthrough videos are optimized for listing platforms, websites, and social media. They bring the apartment to life and typically drive higher engagement than photos alone.
What is virtual staging?
Virtual staging digitally furnishes or declutters your apartment so renters can better visualize its potential. It’s especially effective for vacant or uniquely shaped spaces.
MLS Listing Authorization & Legal Structure
What am I authorizing Heatmap to do when I list on MLS platforms?
You authorize Heatmap Real Estate Advisors, LLC, a licensed New York real estate brokerage, to act as the exclusive listing broker of record solely for the limited purpose of advertising and syndicating your property on MLS platforms such as REBNY RLS and StreetEasy.
Does this mean Heatmap is my full-service broker?
No. This authorization is limited strictly to MLS compliance, publishing, and syndication. Heatmap does not negotiate terms, accept offers, bind you, or act as your fiduciary or transactional agent unless separately agreed.
Why is the authorization “exclusive”?
MLS platforms require a single broker of record. Exclusivity applies only to MLS posting—not representation, negotiations, or commissions.
Can I cancel the authorization?
Yes. You may terminate at any time by written or electronic notice, or automatically upon entering into an exclusive MLS agreement with another broker.
What happens if I hire another broker?
You may work with any broker of your choosing. Doing so will result in the removal of Heatmap’s MLS listing and syndication services per MLS rules.
Are there commissions or success fees?
No. All fees are flat, prepaid service fees. No commission is owed whether the property rents, sells, or does not transact. Heatmap waives any claim to procuring cause.
Is there a protection or tail period?
No. There is no protection period. Heatmap is not entitled to compensation for transactions occurring before or after termination.
Can I offer compensation to cooperating brokers?
Yes. You may independently offer compensation to other brokers. Heatmap does not negotiate or pay third-party commissions.
What am I responsible for as the owner?
You represent that you have legal authority to rent and/or sell the property, that all information provided is accurate, and that you will comply with applicable laws, including lead paint disclosure requirements.
How long does the agreement last?
The agreement becomes effective upon execution and remains in effect only until terminated by you or as required by MLS rules.
Is this the entire agreement?
Yes. This document constitutes the entire agreement related to MLS listing services and may be modified only in writing signed by both parties.
